Rental Cancellation Policy

Renter must be 21 years old to rent a unit without a parent or legal guardian.

RESERVATION SECURITY DEPOSIT: A $300.00 refundable reservation/security deposit plus $40.00 non-refundable processing fee is required. The $300.00 security deposit will be returned to you in full or partially, approximately 30 days after your reservation departure date. Reservation/security deposits are held in a non-interest bearing account. If reservation/security deposit is not received within 10 days of making reservation, the reservation may be canceled. Upon arrival reservation/security deposit becomes a security damage deposit.

* RESERVATION SECURITY DEPOSIT: A Visa, Master Card or Discover Card is required at the time of reservation for the initial payment of $340.00
* RENTAL FEE AND TAXES: All money (security deposit, rent, processing fee and tax) is to be received at least 30 days prior to arrival May thru the end of December, and 60 days prior to arrival January thru April. If the above is not followed management reserves the right to cancel the reservation. All rates are subject to change without notice.

CANCELLATION POLICY: *Any reservation cancellations prior to 60 days before arrival: A $50.00 administration fee will be charged against your reservation/security deposit, any rental fee and taxes paid in advance will be refunded. ** Any reservation cancellations with less than 60 days to arrival: A $50.00 administration fee will be charged against your reservation/security deposit. The balance of the reservation/security deposit and all advanced rent moneys will be held for forfeiture to the owner of the unit. The amount of forfeiture will be calculated by the number of days the unit was not re-rented during the full number of days of your original reservation.

REFUNDS: No refunds will be granted for inclement weather or early departures.

SUBSTITUTION: In the event that an owner of a unit elects to occupy his unit during the time period for which you have placed a reservation, or elects to remove his unit from our rental program, we will provide comparable accommodations or grant a refund for the unused time of the reservation. We reserve the right to substitute like and suitable accommodations at any time during the reservation if circumstances so require.

OFFICE HOURS: Office hours are 9:00AM to 4:30PM Monday through Saturday.

KEYS: Two (2) sets of unit keys are issued at arrival check-in. There will be a $75.00 charge against your Security deposit for each set not returned to our office or left in the unit at departure time

UNIT AMENITIES: All units include furnishings required for normal living conditions, adequate supply of linens and towels, adequate supply of dinnerware, silverware, glassware and cooking utensils. Kitchens are furnished with oven/stove, refrigerator, sink, dishwasher, garbage disposal, microwave and adequate cabinet storage. All units have combination dining and living room arrangements. All units have central air conditioning and screened patios. All units have colored cable TV and telephone. Not included with unit rental - paper products, trash bags, dish or laundry soaps or any other day to day consumable living or cleaning products (Coin operated laundry facilities are located on the 2nd, 3rd, and 4th floor common areas).

CHECK-IN / CHECK-OUT: Check-In time is after 4:00 PM EST on reservation beginning date; please review your reservation confirmation package for instructions on how to obtain a condo key if you are a late or weekend arrival. Check-Out is 10:00 AM. No exceptions! Renter and Renter’s entire party must vacate the property and return the keys to the office not later than 10:00 am. Failure to check out on time could result in a late fee.

UPON ARRIVAL: Immediately inspect unit and notify rental office of any missing or inoperative furnishings or equipment or any weak or unsafe conditions which may result in injury. Occupancy by you and/or your party shall be conclusive evidence that the unit is in satisfactory condition. During your stay, please promptly report any problems with the unit or its furnishings to the rental office so that the situation may be addressed and corrected as needed.

REPAIRS: We try to keep all units in good working order, however we cannot guarantee against any malfunction. Should a failure occur we would do our best to have the malfunction repaired as soon as possible. There will be no refund given due to malfunction or failure of any unit furnishings or appliances including air conditioning units.

LOCKED CLOSETS OR CABINETS: Some unit owners have personal property locked in closets or cabinets. These areas are not included in the unit rental and are not to be tampered with.

GUEST RESPONSIBILITIES: Parties of 8 or more non-related guests in one unit or unruly house parties are strictly forbidden!! The rental agent reserves the right to immediately terminate this lease agreement and occupancy of the unit for any violation of the lease. No refunds, including unused rental amounts will be returned. Should a parent or adult reserve a unit for students or minors or check into a unit and later leave students or minors un-chaperoned by an adult the students or minors may be evicted and the Lease Agreement terminated. No refunds, including unused rental amounts will be returned.

CLEANING: The units will be clean upon arrival. Bed linens, towels and dishes will have been washed. At departure renter should place dirty dishes in dishwasher, turning in on as you leave; otherwise leaving unit in generally as clean of condition as unit was on arrival. The renter may leave dirty towels in laundry baskets and beds unmade at departure. The renter is responsible for cleaning unit the time of occupancy. Should the renter leave an unreasonably dirty apartment the following charges will be charged against the Security Deposit: $20.00 for dirty dishes; $35.00 per hour (maximum 2 hours) for overly dirty apartment.

PETS: Pets are not permitted in any La Siesta rental accommodations.

LIABILITY: La Siesta Condominium Association, Inc. as agent and its employees, or the owner of the individual unit rented, shall not be liable for any damages or injury to tenant or to any other person, or damage to any property occurring on the premises or any part thereof, or in common areas thereof, and tenant agrees to hold agent, agent employees and owner harmless for any claims for damages, no matter how caused. Agent will not be held responsible for acts of theft, vandalism or other damage to renters’ personal property or vehicle.

AGENCY: Renter is hereby notified that La Siesta Condominium Association, Inc. is agent for the unit owner.

LOCKOUTS: In the event of a renter locking themselves out of the unit (between 11 pm - 7 am), there will be a $50.00 charge to the security deposit for supplying keys to unlock unit.

NON-EMERGENCY AFTER HOURS CALLS: After normal office hour’s maintenance service is available for emergency situations only, i.e. plumbing leaks, power failure etc. Should maintenance be called and respond to a situation that is deemed to be a non-emergency there will be a charge of $15.00 per call assessed against the security deposit.

DISCLAIMER: By accepting this rental Lease Agreement as the renter, you agree to be responsible for any damage to the unit, dwelling, furnishings, grounds or common area which occur through acts or negligence of or by you, your family, friends or social guests. You agree to surrender the property at the time and date specified in as good condition as it was at the beginning of your stay, except for reasonable wear, act of God, and/or causes over which you have no control. If the unit is not left in satisfactory condition, you will be charged for repair and restoration to satisfactory condition, plus lost rent time. RENTER CERTIFIES that he/she has read carefully and understands the limitations on a rental unit as set forth in this Lease Agreement. RENTER ALSO CERTIFIES, that he/she understands and the limitation on the number of persons permitted to occupy a unit, as 3 persons in a 1 bedroom unit and 5 persons in a 2 bedroom unit. Renter fully agrees to abide by all such limitations.
